How to find the Right Property Management Company

Choose a company that knows the local market.  Make sure they are experienced and know the most desired neighborhoods.  Hold a meeting with the property manager to discuss strategies and goals for the property.  Ask for references.  Current and former tenants are the best references for the company’s strength and weaknesses.  Choose a company with great customer service.  Good communication and easy access to a representative is very important.  Pay close attention to your account.  It should take no longer than eight days to collect rents and prepare monthly statements for each property.  Interest earned should be the owners and not the property managers. 

Choose a company with good accounting and record keeping skills.  Make sure that all revenues and expenses are accounted for.  Lastly, ensure the company has a good relationship with tenants.  Happy tenants generate lower turnover and fewer vacancies.
